Victor is the largest suburb of Rochester, at 36 square miles, and is located at the northeast corner of Ontario County and is southeast of the city of Rochester. Victor had enormous residential growth in the late 20th and early 21st century as large plots of farmland were available for development. The major growth in suburban development was, and continues to push, east towards Ontario County. The town of Victor is 12 miles from the top of Canandaigua Lake. Victor is a prosperous and upscale community and a popular choice for buyers who are looking for newer construction. The median household income in this area is $99K compared to the national average of $62K. Not surprisingly, 32% of Victor residents report having a Master’s degree or higher compared to the national average of 12%.

Given the value that Victor residents place on education, the Victor School District is highly rated with an impressive 13:1 student-to-teacher ratio. Density is sparse, with housing organized in medium-sized neighborhoods. Eastview Mall is in Victor and is a beautiful shopping destination that boasts >1.3 million square feet of restaurant and retail space. Retail at this location has been severely impacted by the 2020 pandemic, but signs of a rebound are on the horizon, with Dick’s Sporting Goods recently completing a massive renovation of the Sears space, which was opened for business in April 2021. There are several golf clubs in Victor, both private and public, that Victor residents can enjoy.
